Attic Ventilation in Summerville Heat and Humidity the roof is aged from underneath.

Two identical roofs installed the same week can age a decade apart. The difference is usually not the shingle. It is the air, or the lack of it, in the attic underneath.

We think about roofs from above because that is the side we can see, but a shingle has two faces and the one pointed at your attic is doing at least as much to determine how long it lasts. Summerville gives a roof a long, humid, punishing summer, and an attic that cannot move air turns that into an oven with a moisture problem sitting directly against the underside of the deck. It is the least visible thing on a roofing estimate and one of the most consequential, and it explains a great many roofs that failed years before anyone expected them to.

What a vented attic is actually doing

A properly vented attic is a moving column of air. Cooler outside air enters low at the soffits under the eaves, picks up heat and moisture as it rises, and leaves high at or near the ridge. That circuit runs continuously whenever there is a temperature difference, and it is doing two distinct jobs.

The first is heat. On an August afternoon here the air in a poorly ventilated attic gets far hotter than the air outside, and that heat sits in direct contact with the roof deck and the back of every shingle. Asphalt shingles are a petroleum product. Sustained heat drives off the volatile compounds that keep them flexible. A shingle that has lost flexibility goes brittle, curls at the edges, and sheds its granules faster than it should.

The second job is moisture, and in this climate it may be the bigger one. Warm air carries water. The air inside a house picks up moisture from showers, cooking, laundry and simply being lived in, and that moist air rises into the attic through every gap in the ceiling — recessed light housings, the attic hatch, plumbing and wiring penetrations. If it has no way out, it condenses on the coldest surface available, which on a cold night is the underside of the roof deck.

The signs, inside and out

Ventilation problems rarely present as ventilation problems. They present as other things that get blamed on the shingles.

From outside, the classic pattern is a roof aging unevenly or aging early. Curling at the shingle edges, cupping, or granule loss noticeably worse on one plane than another. When the south-facing slope of a fifteen-year-old roof looks a decade older than the north-facing slope, heat is the reason.

From inside the attic, the record is written on the underside of the sheathing. Dark staining, particularly following the rafter bays or concentrated toward the ridge. Rust on the points of the nails coming through the deck. Insulation that is matted, compressed or visibly damp. Any of those means moisture has been condensing up there, repeatedly, for a long time.

Inside the house the signs are quieter. Upstairs rooms that never quite cool down. An air conditioner running far longer than it should in August. A musty note in the air when the system kicks on. Mold appearing in a closet against an exterior wall. Every one of those has other possible causes, and every one of them is also what a hot, wet attic feels like from below.

What the code requires

The residential code, adopted in South Carolina, states the requirement in terms of net free ventilating area — the genuinely open area available for airflow once the screening and louvers in any vent are accounted for.

The baseline is one square foot of net free ventilating area for every one hundred fifty square feet of the ventilated space. That halves to one in three hundred when the system is properly balanced, meaning roughly half the opening is low intake and half is high exhaust, and the code's other conditions are met.

The phrase carrying the weight is net free area, not number of vents. A vent's net free area is published by its manufacturer and is always smaller than the hole it occupies. Six box vents and a run of ridge vent are not equivalent quantities simply because both are vents. So when a contractor says the roof will be adequately ventilated, the useful follow-up is: how many square feet of net free area, and how is it split between intake and exhaust.

The code also requires clearance between the insulation and the roof sheathing at the eave so the soffit path is not simply buried. Baffles exist to hold that gap open, and they are one of the most commonly missing components in an attic.

Intake is the half everyone forgets

This is the most common ventilation defect there is, and it is the one that turns a well-meant upgrade into wasted money.

A ridge vent cannot pull air out of an attic that has no way to let air in. When soffit intake is blocked, undersized or absent, the exhaust vent does one of two unhelpful things. Either it barely moves any air at all, or it draws its makeup air from the next easiest opening — which is frequently the conditioned house below, through gaps in the ceiling. That second case is actively worse than doing nothing, because the attic is now pulling your cooled, dehumidified indoor air up into the roof and you are paying to make it.

Three intake failures are extremely common in Summerville housing stock, and all are findable from a ladder.

Insulation packed into the eave. When attic insulation gets added and pushed out to the edges, it seals the soffit path completely. Baffles prevent this and are frequently skipped, particularly on insulation top-ups done years after the house was built.

Paint. Perforated aluminum or vinyl soffit panels that have been painted lose most of their open area, and it is almost impossible to see from the ground.

Soffit that was never vented. Some soffit panels are solid and merely look like vented ones from a distance. Plenty of older homes around Knightsville and the historic district have exactly this.

Do not mix exhaust types

This is counterintuitive enough that it needs saying plainly: adding more kinds of exhaust vent does not add up to more ventilation. It usually subtracts.

The mechanism is short-circuiting. Ventilation works when air travels the length of the attic, in low and out high. If a ridge vent goes on while old box vents or a powered gable fan stay in service, the ridge takes the path of least resistance and pulls air from those other roof-level openings instead of from the soffits.

What you get is a small loop of air circulating near the peak while the rest of the attic — including the far corners and eave bays where moisture actually collects — sits completely still. A powered fan combined with passive roof vents is worse again, because it can depressurize the attic enough to draw conditioned air out of the house, raising the cooling load and pumping indoor humidity into the roof assembly.

When a ridge vent is installed, the old roof-level exhaust openings should be closed, decked over and roofed. If a proposal adds a ridge vent and leaves the existing box vents in place, that is a question worth asking before signing.

The pine canopy complication

Summerville adds a wrinkle that drier, more open places do not have to think about.

Ridge vents and soffit vents both depend on an unobstructed opening, and a heavy pine canopy delivers a continuous supply of fine debris onto the roof and into the eaves. Needles and organic grit can pack the external baffles of a ridge vent over time, and they collect in soffit vent perforations, particularly on runs directly under overhanging limbs.

There is also a shade effect that cuts both ways. Heavy canopy reduces the direct solar load on the roof, which genuinely helps with attic heat. But it also keeps the roof surface damp longer after rain, which is part of why algae streaking is such a persistent local issue, and damp conditions plus poor attic airflow is the combination that produces sheathing problems.

The practical implication: in this town, ventilation is not a set-and-forget item. When someone is on the roof for any reason, the ridge vent and the soffit openings are worth a look. A vent packed with a decade of needle litter has a net free area well below what was specified.

Ventilation and your warranty

There is a financial angle here that is easy to miss until you need it.

Shingle manufacturers commonly make their material warranty conditional on the roof assembly having adequate ventilation, because they understand precisely what sustained heat does to their product. Terms vary between manufacturers, but the pattern is consistent: a premature-failure claim on a roof with clearly inadequate ventilation is a claim the manufacturer has grounds to refuse.

So the ventilation line item is not only about how long the roof lasts. It is about whether the long warranty in the proposal is actually enforceable when you try to use it.

That is also the argument for fixing ventilation during a re-roof rather than afterward. Ridge venting requires cutting a slot along the ridge of the deck, which is routine during a re-roof and an intrusive standalone job later. Deferring it costs more and means a new roof spends its first years in the same conditions that wore out the old one.

08.

A check you can run this week

You can get most of the way to an answer without going on the roof.

On a hot afternoon, open the attic hatch. If the air rolling down at you is dramatically hotter and heavier than the outdoor air, the attic is not exhausting. An attic should be warmer than outside. It should not feel like a different climate.

With a flashlight, look at the underside of the roof deck. Dark staining, rusted nail points, damp or matted insulation. Photograph what you find, because a roofer can read a great deal from those pictures.

Then step outside and look at the eaves. Are there soffit vents, are the perforations open, do they look painted over or packed with debris. Then look along the ridge and count what is up there — continuous ridge vent, box vents, a gable fan, a turbine, or some combination of them.

Heat coming out of the hatch, stains on the deck, and blocked soffits found together is not a maintenance note. It is the explanation for why the roof is wearing out early, and it should be fixed as part of the next roof rather than after it.

But needle litter and organic grit gradually pack ridge vent baffles and soffit perforations, quietly reducing the net free area below what was originally installed. Vents in a heavily canopied lot are worth inspecting whenever anyone is up there.

It reduces the heat load moving from the attic into the living space, which generally helps, though how much depends on insulation levels and whether ductwork runs through the attic. The primary benefit is protecting the roof assembly and the structure; comfort and energy savings are real but secondary.
